Sub-committee
The Building Design Sub-Committee (Ruby Blackwell, Dot Lott, Pete Ball, Jerry Davis and the church staff), in conjunction with the Building Committee, Construction and Finance Sub-Committees, has been working diligently with our architects Lawrence Corley and Dwayne Timothy to develop a master plan.  After analyzing the body’s survey responses; key ministry, facility, and capacity needs were identified.  After several iterations, the master plan has been refined to just under 55,000 square feet (slightly more than our former space) for Phase 1 construction.  We have prayed for God’s guidance in designing buildings to support our ministry vision.

We are extremely excited about the Master Plan.  We believe our new church will be a beacon of light in Long Beach and will serve our ministry outreach needs for years to come.  The master plan provides flexible space for worship, education, formal gatherings, meals, sports events, outreach, and administration.  The layout includes ample capacity for growth in our children, youth, and adult education programs.  In addition, the design will accommodate future growth of any ministry without a major redesign of Phase 1.

We plan to present the Master Plan and gross maximum price estimate to the body on September 10, 2006, for your review and approval.

Building Committee Update

We have been working to identify a general contractor who will partner with us in the construction of our new facility.   Contractor cost accounts for about 15-20% of total construction cost.  Our goal is to partner on a cost plus basis with a general contractor who will disclose their labor cost, overhead, and profit information.   

The construction sub-committee sent out surveys to 7 local and 9 regional contractors to find a construction partner in building our new church.  To handle a project this size; we decided to limit our search to companies of at least $50
